    Objective:  To guide all clients with their needs in the entire REO enterprise. I offer full service of marketing REO properties with extensive knowledge, background and experience. Structured to satisfy each client in their own unique program objectives and preferred method of operations for REO properties.  I am confident that my services in marketing REO assets would at minimum prove to meet your standards and expectations, paving the road for continued affiliation, given the market conditions

    • I understand the pre-foreclosure/foreclosure process with 11 Years of Real Estate Experience and Commitment.
    • I specifically target the needs of diverse financial organizations that require local Realtor® valuations of its assets that are in various stages of loan servicing.
    • I utilize current value and condition data for assets that are in Pre-foreclosure and Real Estate Owned (REO).
    • I understand that providing high quality property valuations or Broker Price Opinions (BPO’s) that are delivered on time is of utmost importance to my clients.
    • Every listing is saleable, and with my aggressive, proven marketing, your non-performing assets will sell quickly. My goal is to exceed your every expectation.

    Experience: I oversee all manners of management services including, but not limited to:

    • Occupancy - same day occupancy checks, weekly reporting
    • Resolution of title defects
    • CFK (Cash-for-keys) - aggressive negotiation with occupants in effort to save the Client from having to evict
    • Eviction - cooperation & coordination with Sheriffs’ Departments
    • Loss Mitigation - mortgagor negotiation and deed-in-lieu assistance
    • Reek - coordination of contractor using client-specific key codes & LB combos
    • Secure - assuring that all properties are secured with no possibility of entry other than a keyed entry.
    • BPO (for REO and 3rd Party Providers) - drive-bys and interiors inspection, experience with online processing of Broker Price Opinions and uploading of digital photos, automated e-mailing for broker property assignments. Rush BPO requests will be given top priority!
    • MMRs - timely marketing reports for up-to-date information on new Comparables and showing feedback
    • Negotiation - all offers negotiated using client-directed offer
      Communication method
    • Closing Coordination - pending transactions thoroughly managed for Timely closings
    • Trash out - management and inspection, repair estimate of property 
    • Landscaping - oversight of all lawn maintenance and landscaping per Client guideline
    • Repairs and Rehabs - extensive contractor database
    • Management during repair process; Inspection upon completion
    • Customer Base - large pools of buyers, agents and investors
    • 30 day market review with updated market comparables and pricing recommendation if needed.
